NFPA 25 Sprinkler System Inspection Guide
NFPA 25 — Standard for the Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems — governs sprinkler system inspections. It's the most complex of the common NFPA inspection codes. Here's what you need to know.

Common Deficiencies
1. Painted sprinkler heads — #1 violation. Painted heads can fail to activate. Must be replaced, not cleaned.
2. Inadequate clearance — storage piled within 18" of sprinkler deflectors. Common in warehouses and storage rooms.
3. Missing valve supervision — OS&Y valves that are not locked open or monitored by tamper switches.
4. Damaged FDC — missing caps, damaged threads. Fire department can't connect during an emergency.
5. Expired gauges — gauges older than 5 years that haven't been calibrated or replaced.
6. Missing spare sprinklers — riser room doesn't have the required minimum of 6 spare heads per type.
